Professional Services Disclaimer
Effective October 23, 2026
Common Ground Solutions LLC (“Common Ground Solutions,” “we,” “us”) provides community association management and consulting services, and offers Grounded, a community management software platform. Please read this disclaimer before relying on anything on this website or in our work.
We are not attorneys
Common Ground Solutions is not a law firm. No one at Common Ground Solutions is acting as an attorney at law, and we do not practice law.
When we read, summarize, explain or apply an association’s declaration, bylaws, articles of incorporation, rules, resolutions or other governing documents, we do so as community association management professionals. Our guidance is based on industry best practices and on our professional knowledge and experience in the industry. It is not legal advice, it is not offered or conveyed as legal advice, and it does not create an attorney-client relationship.
Questions of legal interpretation, enforceability, liability, collections, litigation, insurance coverage, fair housing or compliance with statutes and regulations should be referred to the association’s attorney. Where our review identifies a question of that kind, we will say so and recommend that the board take it to counsel.
Consistent with our profession’s standards
This approach follows the ethical standards of our profession. The Community Associations Institute (CAI) Professional Manager Code of Ethics asks managers to take on only work they can perform with professional competence, to avoid the unauthorized practice of other professions, and to leave legal, accounting, insurance and engineering advice to the appropriate licensed professionals.
Other professional advice
For the same reason, we do not provide accounting, tax, audit, engineering, insurance or investment advice. Our reserve and budget reviews are a management professional’s independent second read of the materials the association already has. They are not a reserve study, an audit, a financial statement review under professional accounting standards, or an engineering opinion. The association should rely on its licensed or credentialed professionals for those services.
Parliamentary guidance
When we advise on meeting procedure or serve as parliamentarian, we do so under the parliamentary authority the association has adopted in its governing documents, often Robert’s Rules of Order. A parliamentarian advises; the presiding officer rules, and the board and members decide.
The board decides
Our recommendations are offered for the board’s consideration. The board keeps its authority and its fiduciary responsibility for every decision it makes.
Grounded platform
Grounded applies deadlines, notice periods, lease rules and other settings configured from each association’s governing documents during onboarding. Those settings reflect our professional reading of the documents and should be confirmed with the association’s attorney wherever legal interpretation is required. Content drafted with the help of artificial intelligence, such as report drafts, is reviewed and approved by a person before it is released. Demonstrations of Grounded use fictional sample data. Grounded supports the work of the association’s board, manager, attorney, accountant and reserve professionals; it does not replace their judgment.
No relationship through this website
Using this website, calling or emailing us, or submitting a consultation request does not create a client, fiduciary or attorney-client relationship of any kind. An engagement begins only when both parties sign a written agreement. Please do not send confidential association information until an engagement or a confidentiality agreement is in place.
